00:00Landlords who take precautionary measures to prevent crimes from occurring in the land they rent can still face criminal liability, depending on the situation, said a lawyer.
00:13Nizam Bashir said that although the police may not prosecute landlords who act with good intentions, their chances of being sued cannot be completely avoided.
00:24He said that if the landlord fails to carry out a background check, ignoring signs such as frequent night passers-by, or ignoring complaints related to illegal activities, this can be considered a violation.
00:38He also cited the Bukit Aman warning on March 5 that landowners, joint management bodies, and insurance companies can face legal action if they are found to be biased or negligent in allowing crimes to occur.
00:54Rohayu Abdul Majid from the University of Technology, Mara, however, rejected the view that landlords can be held accountable for the rent crime.
01:03He said that although landlords need to be careful when choosing a tenant, realistically they cannot be expected to monitor or monitor what is happening behind closed doors.
