Belfast construction and fit-out company, Gilbert-Ash has been appointed as the principal contractor on one of the most high-profile hotel developments in Ireland.
Whitbread PLC, the owner of the Premier Inn chain, has started the construction at Clerys Quarter which is an important part of the regeneration of one of Dublin’s most iconic department stores.
The 229-bedroom hotel will be in the heart of the city at Earl Place, just off O’Connell Street, and will form part of a mixed-use development of Clerys Quarter, a new city centre destination that will regenerate Dublin’s landmark street.
Gilbert-Ash’s scope of works at the former warehouse site include the construction of an eight-storey hotel plus basement and roof, with restaurant and reception on the ground floor.

00:00The project that we're working on at the moment is the Premier Inn Cleary's.
00:07It's a 229 bed hotel in the Cleary's Quarter.
00:12It's something we're very excited to be involved with.
00:14It's a very iconic building.
00:16I remember it very back to the early days of my childhood, visiting the store with my
00:20parents.
00:21So to be here again today and being part of the redevelopment of the area is fantastic
00:26and it's very proud to be involved with it.
00:28With Whipbread being the client on this project, we actually have a long-standing relationship
00:33with them.
00:34We have another hotel on the ground at the moment in Dublin, just 10 minutes walk from
00:38Cleary's here, near the Jervis Street Shopping Centre.
00:41I think one of the main points that we have and one of the positives that we have of working
00:45with Whipbread is that they have a very similar thought process to ourselves when it comes
00:51to the whole collaboration piece.
00:53There's a lot of focus both from a Gilbert Eisen and Whipbread perspective on ensuring
00:57that we're working together for the betterment of the project.
01:00So on this particular project, we came on board very early days.
01:04We were involved heavily with Whipbread and we partnered through Whipbread and their key
01:08supply chain and other consultants to develop this design from an early planning stage.
01:14It's not something we would always be involved with so early on, but we do feel, and Whipbread
01:18I think see it, that having the contractor on board early days can definitely get their
01:23site started quicker and you actually iron out a lot of the risk, both for the client
01:29and for the contractor.
01:31With it being within an inner city site, it brings a lot of challenges from a logistical
01:35perspective so we've had to put our thinking hats on there and come up with some ideas
01:40to try and reduce the vehicle movement coming into the city, which then also helps out with
01:45the sustainability point as well with the carbon footprint, which is something we as
01:49a company are very much focused on.
01:52We're incredibly excited to bring forward this hotel with our contractors, Gilbert Ash.
01:57It's a 229 bedroom hotel, just right behind the Cleary's building here, just adjacent
02:02to O'Connell Street, which is a key tourist destination for us.
02:07We're looking forward to opening our doors in the summer of 2026 and we look forward
02:12to welcoming our guests then.
02:14We've been working with Gilbert Ash over the last couple of years to develop the design
02:18proposals for Premier Inn, both Cleary's and the Djerba Street site as well, and we've
02:24had a very successful working relationship and we're looking forward to continuing that
02:29relationship and bringing forward these exciting new hotels.
02:33It's a fantastic project for ourselves and obviously a flagship project for Whitbread
02:39so it's exciting times for Gilbert Ash in Dublin and we hope we can build on the good
02:43foundation that we currently have here and move forward into the future.
