00:00So delighted to announce that we've just received planning at Canal Side South,
00:04hopefully starting on site with our demolition contractors in October this year and ground
00:10workers early part of Q1 next year. So we've got over seven acres of green open space on this site
00:16so for a brownfield regeneration scheme that's unheard of. We've got one and two bedroom
00:21apartments that are canal facing, we've got two and three bedroom homes, all energy rated A.
00:27We've also got a really exciting co-living offering that we're going to be pioneering
00:31right here in the city of Wolverhampton and this fantastic commercial corridor that
00:35transects the site to encourage people off the towpath back through to the station.
00:40The proximity to Birmingham. Birmingham is becoming unobtainable, the prices are so high
00:45whether that's to buy or to rent. Wolverhampton is the obvious place where this ripple effect
00:49is going to take full effect straight away and we've been after this site for quite some time.
00:55It's going to massively help the nighttime economy and this commercial corridor that
00:59I've talked about that goes through the site reducing travel distance from a walking
01:03perspective by about 20 minutes. So taking you off that towpath back through to the station
01:07we're going to have some fantastic different operators within the viaduct. As I've said in
01:11my speech you butcher, you're baker, you're candlestick maker, creative maker spaces.
01:16I just think it's going to be transformative for that wider canal basin.
