00:00Hi, my name is Emilia Rizuf and our family currently resides in the United States.
00:09The goal of this video is to serve as a warning to anyone thinking about investing in real
00:17estate in the Dominican Republic.
00:20I also want to spread awareness about the fraud done by the construction company Grupo
00:28Paseo Punta Cana.
00:31The Dominican Republic is a beautiful country with extremely attractive opportunities for
00:37Americans until you realize you are being scammed.
00:45In July of 2019, we signed a legal contract with the construction company Grupo Paseo
00:54Punta Cana, represented by Juan Fernando Gonzalez, to build a Type 2 house in Westside
01:02Project Punta Cana.
01:04By June of 2021, all required payments totaling $43,600 were paid, even if we have to take
01:16a loan with the interest against our retirement savings.
01:22We did not miss any single payment during the COVID pandemic either.
01:29Everything was going well until the developer demanded $54,000 in addition to the original
01:37price to build our house.
01:42Our financial situation does not allow us to take on a 50% increase in price and we
01:51simply ask for our money back.
01:56We did not violate the contract, Grupo Paseo did, and as of this moment, they are still
02:05holding our money.
02:08The idea that the Dominican Republic offers a secure environment for small real estate
02:15investments is not true.
02:21We asked pro-consumer organizations to help, but they were not able to.
02:31After that, we had to appoint a lawyer, Jean-Christophe Perez, to take charge of our case, and he
02:41is working hard for the resolution.
02:45I am begging you, don't invest your hard-earned money in building houses in Dominican Republic
02:56until legal security for that investment is in place.
