01:07and for the whole of 2025, it will only be 2.3%.

01:12This means, for example, for Php 10,000 monthly rent,

01:16the landlord can only raise it up to Php 230

01:20and up to once a year.

01:23It only applies to an existing renter

01:26who will extend or renew his rent in 2025.

01:32So if your rent, for example, ended on January 31,

01:37and you still want to continue your rent there,

01:41you can only raise it to a maximum of 2.3%.

01:47But when January 31 comes, you already left that unit,

01:51you can only raise that unit to more than 2.3%,

01:55higher than the previous rate.

01:58But what if, to increase the rent,

02:01the landlord will just remove his tenant and get a new one?

02:05That's prohibited, said the NHSB.

02:07You can't just remove a person

02:10because you didn't agree on the rent.

02:13Because the landlord can say,

02:14I'll raise this, if you don't want it, I'll fire you.

02:17If the parties in the barangay don't agree,

02:22they can actually file a court case.

02:25And if found guilty, the law is very clear.

02:28The penalty is between Php 25,000 to Php 50,000

02:33or imprisonment of 6 months plus 1 day

02:38to maximum 1 year, or both.

02:40It's okay, as long as it's not more than Php 1,000.

02:45As for the tenant, Janet,
